Summary and scope
Commonwealth Lease – Services Australia. Exceptional Leasing Opportunity: Preston and Surrounds, VIC Invitation to Express Interest Expressions of interest are invited for the provision of leased office accommodation for: •Premises ranging from 1550 to 1850 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation. •The premises must be located on the ground floor, or if not fully contained within the ground floor, then the ground floor component of the premises must have a minimum net lettable area of 1100 square metres. •The premises must have a minimum of fourteen (14) car parking bays including: •Four (4) secured and covered car bays for staff. •Ten (10) customer car parking bays with two (2) of these being accessible car bays to be provided on ground level in close proximity to the entrance. •Site location parameters: o must be within Preston, Reservoir, Coburg North, Kingsbury, Thomastown, Campbellfield and Lalor. See Statement of Requirement for site location boundaries. o within commercial and retail precincts with good access to public transport and car parking; • Lease term of either: o seven (7) years, with two (2) options of three (3) years each; or o ten (10) years, with two (2) options of three (3) years each; •Existing and purpose built premises will be considered; •Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia) Note: The area may be altered by plus or minus 15% at the agency’s discretion.
