This opportunity covers three major facilities: the Central Building, CBCRC Building, and the Bancroft Centre in Herston, Queensland. 📋 Scope of Work & Requirements Successful bidders will be responsible for: Preventative Maintenance: Adherence to AS 1851–2012 standards, including all scheduled 3, 5, and 12-year maintenance cycles. Corrective Maintenance: Provision of ad-hoc minor works and corrective repairs. Operational Support: 24/7 response capabilities, unwanted alarm management, and continuous improvement initiatives. Compliance: Maintaining mandatory records in accordance with fire safety regulations and the National Construction Code (NCC). 🎯 Key Objectives Ensure full compliance with relevant legislation and Australian Standards. Minimize system faults and unwanted alarms. Develop and maintain a robust preventative maintenance schedule. Provide high-quality reporting and audit support. 💡 Important Notes for Bidders KPIs: Performance will be measured against strict KPIs, including response times, repair quality, and documentation accuracy. Exclusions: HVAC-related fire/smoke damper maintenance is excluded from this scope. Site Access: Facilities are subject to specific fire engineering reports and alternative solutions; bidders must familiarize themselves with these requirements.
