Summary and scope
The Demaine is a building that is over 100 years old and is located on the Queensland Heritage Register. It has been identified by the Building, Engineering and Maintenance Department (BEMS) that the structural integrity of the building in various locations is compromised.The Demaine also has several compliance issues, which includes the Level 1 Balustrade along with asbestos material in the waterproof membrane located on the level 1 veranda floor. These items need to be addressed to ensure ongoing safety for our patients, staff and the broader community.The proposal is to complete all external refurbishment works to meet current compliance and avoid expensive maintenance issues in the future. The proposed works will align with the extensive engineering reports, and Heritage approved Architectural design completed in 2024.Works will include, but are not limited to:• Veranda and Balustrade Upgrades • Asbestos Removal• New Waterproof Protection (Level 1 - Veranda Deck) • External Lighting Upgrades • Replacement of Fire Stairs • New Covered Walkway (Block F to Block V)• DDA Front Ramp• Various Building Works• External Painting The Works will take approximately 10 to 12 months to complete (from award date) and will need to be staged to suit the scope of works and the operations of Oral Health, Supportive Therapy, Hospital in the Home and Staff Accommodation.
