Council is inviting offers from suitably qualified Respondents to purchase and develop the balance of the property located at 45 Burrum Street, Bundaberg West, via tender.PropertyCouncil is the owner of the freehold parcel, described as Lot 4 on SP270831 known as 45 Burrum Street, Bundaberg West, Queensland, Australia, 4670 (‘Property’). The site is bounded by Civic Avenue, Burrum Street, Pyefinch Boulevard and Saltwater Creek, and has an area of 7.0895 hectares, in its current form.The Property is the remains of the former Bundaberg Showgrounds, and currently has minimal physical infrastructure on the site, but does include the remaining Bailey Gate which is a Local Heritage Place in the Bundaberg Regional Council Planning Scheme 2015. The northern portion of the site is currently occupied by the Campervan and Motorhome Club of Australia (‘CMCA’) under a lease agreement to operate a caravan park for their members. This lease area roughly aligns with the area impacted by Council's adopted Flood Hazard Area and will be retained by Council. Services are available to the site, although depending on the nature of any future development, may require some extension, relocation or upgrade.Adjoining the Property is the recently constructed Bundaberg Aquatic Centre, a major regional facility intended to host significant sporting and community events. The Property is also located adjacent to Council's Multiplex precinct and is consequently, a strategically important location to support regional events, community infrastructure and the accommodation needs generated by these adjoining facilities and activities.Council’s objective is to facilitate the sale and timely development of the Property in a manner that delivers economic, social and community benefits, while supporting the strategic vision for the precinct and addressing identified accommodation and housing needs within the Bundaberg Region.
